Help to Buy
- Staircasing Valuation: Valuations for property owners looking to increase the proportion of ownership by repaying a significant part of the loan.
- Full redemption: a valuation is required when a help to buy loan is fully redeemed. This typically occurs upon the properties sale.
Shared Ownership
- Staircasing >5% – where you are purchasing shares over 5% a valuation will be required
- The addition of new shares offset the rent payable which results in a rent reduction.
- Buying shares of 1% – if your purchased occurred post 1st April 2021 you may be entitled to acquires shares as low as 1% each year.
- Home improvements – if you have made substantial improvements to your property and provided you have had authorisation to do these works, the valuation can reflect the unimproved value of the property which would lower the cost of staircasing.
