We were instructed to review the service charge apportionment for Tarnbrook Court and the adjoining maisonettes on Whittaker Street, a residential estate close to Sloane Square. Our brief was to test the existing percentages against the lease framework, with particular attention to Flat 14 and the treatment of roof terrace areas, and to confirm whether the allowances in the current Category A schedule remained appropriate.

Following inspection and a comparison of lease schedules, floor areas and terrace sizes, we prepared a revised approach that standardises how roof terraces are recognised, treating them as additional area at a one-third weighting. The result is a fairer and more transparent apportionment aligned with the lease intent, giving the management company and leaseholders a clear basis for consistent cost allocation going forward.
