Clarity on the Condition of MEP Services Pre-acquisition
SRVO Building Services consultants carry out detailed inspections and reporting to help you make informed decisions when buying or leasing property.
We assess the building’s condition, layout, safety, energy use, and future costs. With in-house specialists in areas like fire safety, façade performance, environmental impact, and mechanical and electrical systems (M&E), we give you a complete picture – saving time, reducing risk, and helping you invest with confidence.
MEP Acquisition / Condition surveys are one of the best ways to get critical information on the state of a property and its installed services, with all present and potential problems being highlighted.
The survey can provide estimates on running repair obligations. It can also provide advice on potential refurbishments or improvements that you may want to make and help you negotiate a better deal.
The Building Services elements can have a significant cost risk if they fail and need to be replaced, and can sometimes account for over 50% of a building’s total refurbishment cost, if the existing services are not suitable for the building’s intended use.
The surveys establish defects, or deficiencies in the property that could have an impact on the life safety or occupants with immediate, short -, medium-, or long-term performance.
Our Surveys include but are not limited to:
Desktop assessment, review of documentation
Technical Due Diligence Survey
Technical Due Diligence Report
The aim is to check for repairs arising from:
deficiencies in design and construction quality,
lack of planned and actual maintenance,
neglect or misuse
insufficient capacity in servicing,
end of their useful or economic life,
non-compliance with statutory or mandatory requirements such as planning and Building Regulations or Building Codes.
