Fire Risk Assessments

A fire risk assessment is a systematic evaluation of a building to identify fire hazards, assess the level of risk, and put in place measures to reduce that risk to an acceptable level. For most non-domestic premises and blocks of flats, a fire risk assessment is a legal requirement.

Our assessors carry out thorough, documented fire risk assessments and produce a clear action plan prioritising any remedial works required. We revisit assessments on a scheduled basis to ensure your documentation remains current and compliant.

Fire Door Inspections

Fire doors are a critical component of any building’s passive fire protection strategy. A poorly fitted, damaged, or incorrectly specified fire door can fail to contain a fire for the period required, with potentially fatal consequences.

SRVO’s fire door inspectors carry out detailed inspections of fire doors across residential and commercial buildings, checking specification, condition, gap tolerances, self-closing mechanisms, intumescent seals, and signage. We produce written reports and prioritised remedial schedules for each property.

Person-Centred Fire Risk Assessments (PCFRA / PEEPS)

A person-centred fire risk assessment (PCFRA), sometimes referred to as a PEEPS assessment, identifies the specific fire safety and evacuation needs of individual residents who may be unable to evacuate independently in an emergency. These include residents with mobility impairments, sensory impairments, cognitive difficulties, or other health conditions that may affect their ability to respond to a fire alarm.

PCFRA assessments became a legal requirement in April 2026 under the Building Safety Act 2022 and are particularly important in higher-risk buildings (HRBs). SRVO provides PCFRA assessments as a standalone service or as part of a broader fire risk assessment programme.

Building Safety Cases

Every higher-risk building (HRB) is required under the Building Safety Act 2022 to submit a building safety case to the Building Safety Regulator. A building safety case is a structured demonstration of how the responsible person identifies, manages, and controls the safety risks in that building on an ongoing basis. It is not a one-off exercise. It has to be maintained, updated, and made available to the Regulator on request.
