SRVO was appointed by a portfolio landlord to manage the lease renewal, dilapidations, and re-letting of a mixed-use property comprising a ground-floor commercial unit and residential upper parts in Putney. Following lease expiry, the landlord required support to assess dilapidations, improve the residential elements, and reposition the asset to secure future income and maximise value.

SRVO issued a detailed schedule of dilapidations, advised on refurbishment, and reconfigured the layout to improve functionality. We split services between floors and explored planning options for future development. The unit was successfully remarketed, attracting strong interest including from a veterinary practice.
